Somebody in Grand Lakes with a busted water heater does not type “plumber Katy TX.” They type “plumber near Grand Lakes” or “plumber 77494” — because that’s how they think about where they live. With over two hundred subdivisions carrying a Katy address, the neighborhood name is the identity, not the city.
Almost no contractor website is built for that. They target “Katy” and stop, which puts them in a fight with every other company in a tri-county sprawl for one very expensive phrase — while the specific, high-intent searches happening inside each community go unanswered.

Water heaters, fencing, windows, and foundation work on Gulf Coast clay all come due. These homeowners are searching for repair and replacement, usually urgently.
Meanwhile Elyson, Sunterra, Cane Island, and the newer Cross Creek Ranch phases are still filling with new construction. Those owners want pools, outdoor kitchens, landscaping, fencing, custom finish-out, and ongoing service. They are searching for upgrades, and they research for weeks before calling.
Roofers, HVAC, plumbers, electricians, foundation repair, remodelers, pool builders, landscapers, pest control, fencing, garage doors — whichever you are, you are almost certainly serving both groups and speaking to only one of them on your website.

Katy is competitive enough that somebody has almost certainly pitched you a monthly SEO retainer. If the number made you hesitate, that was a sensible reaction, not a failure of nerve.
